How to Sell a Content Website in 2026: Value, Google Risk and Moving Ad and Affiliate Accounts

Content sites made up 6.7% of new online business listings so far in 2026, down from 53.4% in 2020, on one of the largest online business marketplaces (data pulled October 8, 2026).
A content site here means a website that earns from display ads, Amazon Associates or other affiliate programs, with no products or software of its own. Of the 2,855 listings in our data, 1,351 fit that description. Most were listed before 2023.

What is a content website worth in 2026?
Content sites listed in 2025 asked a median 2.17 times a year's profit, down from 3.58 times in 2022. Profit here means seller's discretionary earnings (SDE), the earnings before the owner pays themselves. Flippa's H1 2026 report puts the average content sale at 2.32x, with the top quarter at 4.68x, one of the two widest gaps Flippa tracks, along with media and community businesses.
| Year listed | Content listings | Share of all new listings | Median asking multiple | Median days to sell |
|---|---|---|---|---|
| 2019 | 136 | 52.3% | 2.75x | 13.5 |
| 2020 | 164 | 53.4% | 2.83x | 15 |
| 2021 | 166 | 44.0% | 3.50x | 24 |
| 2022 | 146 | 49.3% | 3.58x | 27 |
| 2023 | 80 | 50.3% | 3.12x | 39.5 |
| 2024 | 37 | 22.6% | 2.67x | 84 |
| 2025 | 25 | 12.9% | 2.17x | 71 |
| 2026 to October 8 | 14 | 6.7% | 2.58x | Too few sold |
Taken together, the 76 content listings from 2024 to 2026 asked a median $124,995, at 2.46 times SDE. Their owners reported a median of five hours of work a week.
Days to sell count only listings that sold, from the date listed. The 2024 to 2026 rows are small, so one or two listings can move a median. Our guide to how long it takes to sell an online business breaks the timing down for every business type.

Flippa recorded 39% fewer content sales in the first half of 2026 than in the second half of 2025, the steepest fall of any model. The content businesses that did sell had an average age above 10 years.
Income mix
Pooling every year from 2014 to 2026, content sites with two kinds of income asked more than sites with one: display ads plus affiliate links asked a median 2.92x, Amazon Associates alone 2.50x. The gap doesn't hold in every year, and in 2024 and 2025 display-only sites asked as much or more.
| How the site earns | Listings, 2014 to 2026 | Median asking multiple |
|---|---|---|
| Display ads only | 303 | 2.25x |
| Amazon Associates only | 322 | 2.50x |
| Other affiliate programs only | 120 | 2.08x |
| Display ads plus affiliate links | 511 | 2.92x |
| Amazon plus other affiliate programs | 95 | 2.92x |
Only two Amazon-only sites were listed from 2023 onward. Amazon cut many of its commission rates in April 2020, and the April 2026 policy changes below added new conditions, so a buyer is likely to treat reliance on a single affiliate program as a risk. Our page on how to value an online business shows which add-backs a buyer accepts when working out SDE.
Traffic before the sale
Sellers on the marketplace report how their unique visitors changed before listing, usually over 12 months. Of the 24 content sites listed in 2025 that reported it, 17 had lost visitors. The median change across all 24 was minus 30.5%.
| Year listed | Content listings reporting traffic | Share with falling traffic | Median traffic change |
|---|---|---|---|
| 2021 | 166 | 24% | +58.5% |
| 2022 | 145 | 31% | +41.0% |
| 2023 | 79 | 48% | +1.0% |
| 2024 | 33 | 48% | 0.0% |
| 2025 | 24 | 71% | -30.5% |
| 2026 to October 8 | 12 | 42% | +15.0% |

Our data can't say why traffic fell on any one site. The dates line up with Google's changes, listed below, but a single site can also lose rankings to a competitor or to its own neglect.
Core updates
Google ran nine core updates between March 2024 and June 2026.
| Google update | Rollout dates |
|---|---|
| March 2024 core update | March 5 to April 19, 2024 |
| August 2024 core update | August 15 to September 3, 2024 |
| November 2024 core update | November 11 to December 5, 2024 |
| December 2024 core update | December 12 to 18, 2024 |
| March 2025 core update | March 13 to 27, 2025 |
| June 2025 core update | June 30 to July 17, 2025 |
| December 2025 core update | December 11 to 29, 2025 |
| March 2026 core update | March 27 to April 8, 2026 |
| May 2026 core update | May 21 to June 2, 2026 |
Dates are from Google's Search Status Dashboard. The March 2024 update folded Google's helpful content system into its core ranking systems. Google later said it left "45% less low-quality, unoriginal content in search results" (Google), a figure from its own measurement.
AI Overviews arrived in US results in May 2024. In a Pew Research Center study of 900 US adults, people clicked a regular result on 8% of visits that showed an AI summary and 15% of visits without one. Chartbeat data in the Reuters Institute's 2026 report PDF showed Google search traffic to more than 2,500 publisher sites falling 33% worldwide from November 2024 to November 2025, and 38% across the US sites in the sample. The report notes it is "not clear how much of this is down to AI overviews."
Ahrefs estimated that AI Overviews cut the desktop click rate of the number-one result by about 58% in December 2025, against a model of clicks without one (Ahrefs). Seer Interactive's data went the other way between December 2025 and February 2026, when click rates on AI Overview searches rose from 1.3% to 2.4% (Seer Interactive).
Buyer checks
| Check | What the buyer asks for | A camp-cooking site's answer |
|---|---|---|
| Search traffic by month | Search Console access covering 16 months, set against the update dates above | Google clicks fell 24% after the March 2026 core update and stayed there |
| Which pages earn | Revenue and traffic for the top 20 pages | 9 of the top 20 pages were "how to" guides that now show an AI Overview |
| AI features | Search Console's generative AI report, which shows impressions but not clicks | 41,000 AI Overview impressions in September 2026 |
| Manual actions | The Manual Actions report in Search Console | None on record |
| Links | A backlink export | No paid links; 2 of the 76 content listings from 2024 to 2026 in our data said they used private blog networks |
| Writers | Who wrote each article and who owns the copyright | Four freelancers, each with a signed work-for-hire agreement |
| Affiliate income | Statements from each program | Amazon Associates 28% of revenue, Impact brands 11% |
Google's own help page has a line for buyers who take over a penalized site: "But I just bought this site!" It tells them to fix the issues and say in the reconsideration request that they recently acquired it (Google Search Console help). Our due diligence checklist lists the rest of what a buyer will request.
Sellers who built on an expired domain should know Google's expired domain abuse policy, which covers a domain "purchased and repurposed primarily to manipulate search rankings." One of Google's own examples is "Affiliate content on a site previously used by a government agency" (Google spam policies). A buyer will look up the domain's history before making an offer.
Can you transfer a Mediavine or Raptive account?
Mediavine says plainly that its accounts "are not transferable" and that "websites changing ownership must reapply" (Mediavine help). Raptive does allow a transfer, with 30 days' notice before the sale date (Raptive help). Raptive's ad partners also have to approve the buyer (Raptive transfer rules), and Google Ad Manager and AdSense accounts don't move with an Ezoic site.
| Network | Entry bar in 2026 | Transfers to the buyer? | Pay terms | Notice to leave |
|---|---|---|---|---|
| Mediavine | $5,000 a year of ad revenue | No; the buyer reapplies, and the loyalty bonus stays with the seller | Net 65 | 30 days, then the dashboard closes |
| Raptive | 25,000 pageviews a month | Yes, after six months on Raptive or with the same owner; three transfers a year at most | Net 45 | 30 days; no transfers December 24, 2026 to January 4, 2027 |
| Ezoic | 250,000 monthly users for sites added after February 19, 2026; an older site loses its exemption after 7 days without Ezoic | Only with Ezoic's written consent | Net 30 | No fixed period |
| Google AdSense | Own content that meets Google policy; owner 18 or over | No | 21st to 26th of the next month | 10 business days |
Amazon Associates and affiliate programs
Amazon's Operating Agreement says an Associate "may not assign this Agreement" without Amazon's written approval (Amazon Associates), and its application review page says "You must own your website" (Amazon). In practice that means the buyer opens an Associates account and swaps in new tracking IDs on closing day. A new account needs three qualifying sales within 180 days before Amazon reviews it, and personal orders don't count.
Amazon changed its policies on April 14, 2026. Purchases from paid or boosted ads linking to Amazon no longer earn commission, with limited exceptions, and the program added a definition of original content that requires "commentary, analysis or transformation" (Amazon). A buyer reviewing a site with Amazon links will check whether its pages fit that definition.
| Program | Can the account move to a buyer? | Source |
|---|---|---|
| Amazon Associates | No, unless Amazon approves in writing | Operating Agreement, updated October 15, 2025 |
| Impact.com | Yes; the seller invites the buyer as an admin, then leaves | Impact help |
| Awin | Only with Awin's written consent; a change of control in a company that holds the account can end it and forfeit unpaid commission | Awin US publisher terms |
| Rakuten Advertising | No; assignment "will be void" | Rakuten publisher agreement |
The Awin change-of-control clause is written for a sale of company shares. A seller who holds the site inside an LLC and sells the LLC itself should read it before signing. Our guide to taxes when selling an online business covers asset sales and share sales.
Handover
| Step | What to do | On the camp-cooking site |
|---|---|---|
| Domain | Move the domain to the buyer's registrar before changing the registrant, because a registrant change can trigger a 60-day transfer lock under ICANN's Transfer Policy | The buyer's registrar pulled the domain with the transfer code, then the buyer updated the contact details |
| Search Console | Buyer verifies ownership, then removes the seller's verification tokens (Google) | Seller's tokens removed on day 2 |
| Google Analytics 4 | Move the property to the buyer's account, which needs Administrator and Editor roles on both accounts; data moves with it and the measurement ID stays the same (Google) | Moved after unlinking Ad Manager |
| Ad network | Notice to the network 30 days before closing | Mediavine told 30 days ahead; the buyer applied under their own account |
| Affiliate links | New Amazon tracking IDs and new program approvals | Amazon IDs replaced across 412 posts in one database update |
| Content rights | Copyright assignments from every writer | Four signed agreements passed to the buyer |

Earnings that arrive after closing
Ad and affiliate money lags. Mediavine pays on Net 65 terms, Raptive on Net 45 and Amazon about 60 days after the end of each month. September's earnings on a site sold in mid-October arrive after the buyer has taken over. The purchase agreement should say that revenue earned before the closing date belongs to the seller, whoever's account it lands in.
Raptive's help page lists common arrangements, including two for earnings still owed. One leaves the seller's payment details in place until the final amount arrives. The other has the new owner pass the seller's remaining earnings on as they come in. Mediavine pays unpaid earnings on its normal schedule after the 30-day notice ends.
The camp-cooking site (composite)
Marcus, the owner, and his site are a composite we built to show the numbers, not a real sale. The site published camp stove reviews and outdoor recipes, and earned $96,000 in 2025: $58,800 from Mediavine ads, $26,400 from Amazon Associates and $10,800 from brands on Impact. Writers, hosting and tools cost $12,000, which left $84,000 of SDE.

Google clicks fell 24% after the March 2026 core update. Monthly SDE dropped from about $7,000 to $5,300, so the 12 months to September 2026 came to $73,800.
Marcus asked $236,000, or 3.2 times those 12 months. The buyer, a publisher running three similar sites, priced it on the six months after the update instead: $5,300 a month, or $63,600 a year, at 2.75 times, which is $174,900.
The deal was $200,000. On October 15, 2026, the buyer wired $180,000. The last $20,000 comes in May 2027, but only if Google clicks from November to April stay within 10% of their April to September 2026 average. An SBA loan would have ruled it out, since SBA rules ban seller earnouts (SBA loan guide).
| Item | Amount |
|---|---|
| 2025 SDE | $84,000 |
| SDE, 12 months to September 2026 | $73,800 |
| Asking price | $236,000 (3.2x) |
| Buyer's first number | $174,900 |
| Paid at closing | $180,000 (2.44x) |
| Earnout, due May 2027 | $20,000 |
| Full price if earned | $200,000 (2.71x) |
Marcus kept the ad and affiliate earnings from September and the first half of October, paid into his accounts through early January. The buyer's Mediavine application went in the day the notice did. Our guide to seller financing and earnouts shows how to write an earnout target that both sides can measure.
Questions sellers ask
Can I sell a content site that lost traffic in a Google update?
The camp-cooking site sold for 2.44 times its trailing profit after losing 24% of its Google clicks, with an earnout for the rest. In our data, 71% of content sites listed in 2025 had falling traffic, so buyers expect it. What they price is how far it fell and whether it has stopped falling.
Will my rankings drop after I sell?
Google's site move guidance says permanent (301) redirects don't lose PageRank, that rankings can fluctuate temporarily during a move, and that for a medium-sized site it can take "a few weeks or more" for Google to show the new URLs (Google). Keeping the same domain, URLs, author pages and publishing pace avoids a move altogether.
How long does it take to sell a content website?
Content listings from 2024 that sold took a median 84 days, and 2025 listings 71 days. In 2019 the median was 13.5 days. Our guide to preparing your business for sale covers what to fix before listing.
Do AI Overviews make a content site worthless?
Flippa's top quarter of content sales averaged 4.68 times profit in the first half of 2026, against a 2.32x average. Ahrefs found that 99.2% of the keywords that trigger an AI Overview are informational (Ahrefs), so a site earning from product comparisons is less exposed than one built on "how to" answers.
Does my affiliate disclosure matter to a buyer?
The FTC's Endorsement Guides say an affiliate blogger's reviews "should clearly and conspicuously disclose the compensation" (16 CFR Part 255). A buyer who inherits 400 posts with missing disclosures inherits the job of fixing them, and may price that work into the offer.
Should I sell before or after the next core update?
Google says recovery after a core update "could take several months" and may mean "waiting until the next core update" (Google). Google gives no fixed schedule. In 2025 there were core updates in March, June and December, and in 2026 so far in March and May.
Do I have to tell my ad network I'm selling?
Mediavine's help page says "Transferring the site in a sale without alerting Mediavine is prohibited" and asks sellers not to share logins with buyers. Raptive asks for 30 days' notice before the sale date. Telling the network early also keeps ads running through closing.
Can a buyer use an SBA loan to buy my content site?
SBA lenders analyze the last three year-ends and need cash flow of 1.25 times the loan payments, so a content site with three years of steady tax returns can qualify. In our test of 2024 to 2026 listings of every business type, 49 of the 164 priced between $150,001 and $350,000 (29.9%) passed once a $60,000 owner salary was taken out. Our SBA loan guide has the full rules.
What multiple should I expect for a content website?
Content listings asked a median 2.58 times profit in 2026 to October 8 and 2.17 times in 2025, in our data. Our guide to online business multiples by type compares content sites with every other model.
